(512) 555-0123Learn why proper exterior preparation is the foundation of a long-lasting paint job. This guide covers power washing, scraping, priming, caulking, and wood repair for Texas homeowners.
The longevity of an exterior paint job depends far more on preparation than on the paint itself. In the harsh Central Texas climate, where summer temperatures routinely exceed 100 degrees and UV exposure is intense, cutting corners on prep work virtually guarantees premature paint failure. The preparation process begins with a thorough power washing to remove accumulated dirt, mildew, chalk, and loose paint. We use commercial-grade equipment with adjustable pressure -- high pressure for concrete and masonry, and a gentler soft-wash approach for wood siding and painted surfaces. After washing, the surface needs 24 to 48 hours to dry completely before any further work.
Next comes the most labor-intensive step: scraping, sanding, and repairing. Every area of loose, peeling, or flaking paint must be scraped back to a sound edge and sanded smooth. This creates a surface profile that allows the new paint to bond properly. At the same time, we inspect all wood surfaces for rot, soft spots, and insect damage. Minor rot can be treated with wood hardener and filled with epoxy filler. Boards with extensive damage need to be replaced entirely. Gaps and cracks between siding, trim, window frames, and other surfaces are sealed with high-quality exterior-grade caulk to prevent moisture infiltration and air leaks.
Finally, all bare wood, repaired areas, and previously unpainted surfaces receive a coat of exterior primer. Primer is specifically formulated to bond to bare substrates and provide a uniform base for the topcoat. On stucco and masonry, we use specialized masonry primers like Sherwin-Williams Loxon that flex with the surface and resist moisture. The entire preparation process can take two to three days for an average home, but it is the difference between a paint job that lasts three years and one that lasts ten. When you see a quote that seems too cheap, it is almost always because prep work is being skipped.
